The feasibility builds on information collated in Property Development Assessment. It will indicate plausible size of the development opportunity on selected property, together with assumption on possible expenses and possible outcomes.
As part of this report you will also receive a 30 minute phone call to discuss its content and answer any questions you may have.

Every report is generated and reviewed by experienced property developer and registered building practitioner. Standard turn around time for you to receive your report from order confirmation is 2 business days (excluding Weekends & Public Holidays). Some reports may take longer depending on response times from relevant authorities.
How should I read this reports ?
Categorised feasibility at the start of the report will give you a high level overview of overall possible development expenses and its possible outcomes. The following two pages after that are itemised version of the categorised feasibility allowing you to dwell deeper into the data. To help you understand assumptions made and validate your expectations regarding the possible outcomes.
How can this report help me ?
The report will provide you with an overview and details of possible expenses and outcomes associated with your development. It will help you quickly determine if you should consider this property, investigate it further or dismiss it and continue your search. What information is in the Appendix ?
Property information obtained from local government agencies and service providers is attached in the Appendix. This information is used by us during the assessment process and is available for you to review should you require further details about the property and if you would like to understand how we arrived at our feasibility assumptions and outcomes.

How is the report created ?
We use purpose build, industry recognised software to generate the feasibilities. We combine response you enter at the time of feasibility order together with plausible assumptions made on the development based on averages from previous developments of similar size, type and location. We obtain relevant information about the property from local government agencies and service providers. Most of the information we can receive quickly through various online channels. The data is then compiled and reviewed by us to ascertain the level of plausible development on the property. Want less details, no problems, order our Property Development Assessment instead.
Can I use the feasibility report to speak to my lender ?
Yes, our feasibilities are created using a purpose built, industry recognised software & format. A lot of lenders appreciate its format and how information is presented. Should your selected lender request additional information, i.e. Inputs Report, etc, please contact us and we will gladly provide you with a copy.
Why do you include a copy of title ?
Property title will list any encumbrances, caveats, covenants, agreements or notices attached to the property. Anyone of these may prevent or restrict the property from being developed. Some may be removed if required. It is important to identify what they are before deciding if the property is a good fit for your type of development.
Why do I need to know about location of utility services ?
Location of services in and around the property may affect plausibility of development and its development costs. Some developments may require changes to current services or provision of a new service not currently available. Understanding what these are and their effect on your development may be a deciding factor if you decide to proceed or decide to dismiss the property.
How planning zones & overlays affect my development ?
Local council planning zones and overlays/layers will dictate rules and regulations vital for consideration when deciding on a property for development. They can include but not limited to, maximum building heights, number of dwelling, minimum lot size, set back from boundaries, car parking requirements, minimum permeability, heritage requirements, etc. Some of these rules may not allow you to achieve your desired development. Others may allow for greater opportunities then you initially thought.

Just because a property can be developed it does not mean that it should. The development needs to satisfy your goals. Not all developable properties will return a result you may be seeking.
